It was a remarkably active week for Brookline MA homes for sale, with 109 new listings hitting the market – one of the busiest single weeks in recent memory. The headline transaction was 80 Dudley Street, a 7,240-square-foot estate that closed at $8.925 million after just seven days on market, establishing itself as one of Brookline’s most significant residential sales of the year. Meanwhile, competitive bidding continued to define the sub-$2M condo segment, with several units selling well above asking price.

New on the Market

The new listing volume was exceptional this week – 34 for-sale properties across single families, condos, and multi-family – spanning a wide price range from a $365,000 studio on Beacon Street all the way up to $4.6 million on Cleveland Road. The luxury single-family segment was particularly active: 3 Cleveland came to market at $4.6M (5 bed / 6.5 bath, 4,300 sq ft), while 100 Beals Street debuted at $3.295M with an impressive 4,493 sq ft and 7 bedrooms. On the condo side, 322 Tappan St #2 listed at $4.25M for a 3,467 sq ft penthouse-style unit with 3 beds and 3.5 baths – one of the pricier condos to come to market this spring.
