It was a remarkably active week across the Brookline market, with 41 new sale listings hitting in a single report period — a volume that signals spring inventory is arriving in force. The headline sale of the week belongs to 30 York Terrace, a single-family that closed at $2,210,000 — a stunning 21.1% above its $1,825,000 asking price. Meanwhile, buyers scrambling for Brookline Village homes for sale and surrounding neighborhoods will find the most new inventory in recent months to evaluate.

New on the Market

Forty-one for-sale properties came to market this week, spanning condos under $400,000 all the way up to a $6,995,000 single-family estate. The top of the list is 198 Clyde Street, a 6,521 sq ft single-family asking $6,995,000. Not far behind, 36 Naples Rd entered at $4,200,000 with 6 bedrooms and over 6,200 sq ft. On the multi-family front, 8 White Ave arrived at $2,900,000 for a 9-bedroom, 4,464 sq ft building. In the condo segment, 110-112 Cypress St #PH3 offers a 2-bed penthouse at $1,299,999, and 1762 Beacon St #1 offers 3 beds and 1,871 sq ft at $1,550,000. At the more accessible end, 75 Park Street #8 — a studio at 395 sq ft — came in at $400,000. Nineteen for-sale properties went under agreement this week, a strong number that spans a wide price range. At the high end, 66 Mason Terrace — a 6,205 sq ft single-family listed at $3,998,000 — went under contract after 34 days, as did 105 Babcock St at $3,595,000 (31 days) and 43 Druce Street at $3,500,000 after a longer 70-day run.
