Weekly Brookline real estate market update for 6/17/2026-6/24/2026: 78 new listings, 47 under agreement, 68 sold, and 584 active on the market.

It was a headline-worthy week for Brookline MA homes for sale, with a jaw-dropping $14.995 million estate at 33 Sears Road leading a flood of 78 new listings — one of the larger single-week inventory surges of the year. On the sales side, 13 properties closed (excluding rentals), with the majority selling at or above asking price, a continued reminder that well-priced homes here face real competition even in the summer months.

New on the Market

The week’s undisputed standout is 33 Sears Rd, a 6-bedroom, 7-bath estate spanning 13,200 square feet asking $14.995 million — a price point rarely seen even in this market. Not far behind in intrigue is 39 Cottage St, a land listing priced at $11 million, which will almost certainly attract developer attention. At the luxury condo level, 123 Fuller #B came to market at $4.1 million for a 5-bed, 4.5-bath unit totaling 3,502 square feet. Mid-market activity was brisk as well, with multiple Beacon Street and Pond Avenue condos entering the range of $665,000–$1.925 million. Notably, 1731 Beacon St #1403 listed at $1.595 million and went under agreement within a single day — more on that below. At the more accessible end of the spectrum, two studios at 44 Washington Street #409 and 44 Washington St. #913 listed at $399,000 each, among the lowest entry points currently available in Brookline.

For those moving to Brookline MA and not yet ready to buy, the more affordable options this week include 173 Davis St #4 at $5,000/month (3 beds) and 62 Atherton Rd. #A at $5,600/month (2 beds).

Perhaps the most eye-catching stat was 1731 Beacon St #1403, which went under agreement after just 1 day on market — it listed and went pending essentially simultaneously. On the longer end, 45 Bartlett Crescent #201 finally found a buyer after 81 days, and 22 Chestnut Place #210 went pending at day 77 — a reminder that patience sometimes pays off for sellers on the higher end of the condo market.

Taken Off the Market
