The week of September 2–9 brought a notably active new-listing wave to Brookline, with 30 for-sale properties hitting the market — several of them in the $2.7–5.2 million range — even as 15 properties were taken off the market and closed sales skewed decisively below asking price. Meanwhile, the rental side of the market remained brisk, with 22 new rentals listed and 49 leases closed over the same period.

New on the Market

It was a high-inventory week for Brookline MA homes for sale, with 30 new for-sale listings spanning single families, condos, and multi-families. The week’s priciest debut was 67 Hyslop Rd, a 5,744-square-foot single family listed at $5,150,000. Close behind is 50 Sumner Road at $4,500,000 — an interesting reappearance, as the prior listing for this same address was taken off the market this week after 116 days at $4,650,000 (more on that below). The relisting at a lower price point is worth watching. On the condo side, 32 Auburn Street #2 debuted at $3,000,000 for just 1,728 square feet — among the priciest per-square-foot condo entries this week — while 120 Seaver Street #C102 offers more room at 3,445 square feet for $2,950,000. Further down the price ladder, 143 Coolidge St #1 near Coolidge Corner homes for sale entered at $2,450,000 with 2,553 square feet across 3 beds and 3.5 baths. New Rentals

Twenty-two new rental listings came to market this week, with asking rents in the sample ranging from $4,050 to $8,130 per month. The top of the rental pool was led by 201 Sherman Road #635 at $8,130/month for a 3-bed, 2.5-bath unit, and 26 Beals #1 at $7,800/month for 1,920 square feet. Notably, 48 Auburn Street #48 offers six bedrooms and 2,793 square feet for $7,500/month — a relatively large footprint for the price. On Longwood homes for sale street, two units at 96 and 98 Longwood Avenue came to market at $5,000 and $4,080/month respectively, providing a direct comparison for renters considering that corridor. Under Agreement

Nine for-sale properties went under agreement this week, a moderate pace for early September. Two of the more notable contracts are at the higher end: 540 Chestnut Hill Ave, a 6,419-square-foot single family listed at $4,250,000, found a buyer after 134 days on market; and 460 Heath Street at $2,999,000 went under agreement after 178 days. Both had been sitting for several months before reaching this milestone — neither the long days on market nor the asking prices alone indicate why, but buyers and sellers eventually reached agreement. On the multi-family side, 16 Harris St moved briskly at just 21 days for $2,700,000. The condo segment accounted for the bulk of activity, with contracts ranging from 21 Englewood Ave #2 at $635,000 up to 47 Alton Pl #3 at $1,750,000.

Sold This Week

Nine for-sale properties closed this week, and the pricing picture is telling: with one exception, every sale closed below asking. The lone standout was 37 Saint Paul St #3, a 651-square-foot one-bedroom that sold above asking at $605,000 against a $575,000 list price — a 105.2% sale-to-list ratio and just 58 days on market. Everything else closed between 83.8% and 100% of list price. 1148 Boylston, an 8-bedroom multi-family, saw the widest gap, closing at $1,675,000 against a $1,998,000 ask (83.8%) after 130 days. The only other at-ask sale was 55 Thatcher St #1, which matched its $550,000 list price exactly in just 13 days. Broadly, condos dominated the closed sales this week, and several had been sitting well over 100 days before finding buyers — worth noting for anyone currently watching similar inventory.
